Why does every realtor except the agent I have listed with show my home?

Your agent's job is to market your home to prospective buyers as well as other agents. Sometimes the perfect buyer for your home is working with another realtor already. If this realtor shows your home, it is a result of your agent properly marketing your home. Your agent would much rather procure the buyer himself, but their duty to you is to sell your house as diligently as possible, and that includes networking with fellow realtors. Statistics show that 50-75% homes are sold by cooperating realtors.

If I put an ad in the paper, for sale sign up, and do an open house I should be able to sell my house myself. So why should I hire an agent?

A Realtor will, at no charge to the buyer, inform and educate a buyer on all the complexities of a real estate transaction. A buyer shops for-sale-by-owners to "bargain hunt". A for-sale-by-owner may be left with less money in their pocket than if they had paid a brokerage fee, because he sold at such a low price. For-sale-by-owners still have to handle all the details alone while at the same time their "buyer" may not even be financially capable of purchasing your home. For every 10 for-sale-by-owners, 2 sell themselves, 1 change their mind, and 7 end up listing with an agent.
